Incline Village Foreclosure Listings

As you can tell, it’s been some time since my last blog posting.  However, it is my intention to post often with important information for you so please check back frequently, or better yet just below on the left you will see a space for you to sign up for my blog.  Sign up and you will be the first to get the information  as it’s posted, in an email. It’s an automated system and I have no intention of using your email for any other purpose, so feel safe in knowing you won’t be inundated with solicitations from me or anyone else. 

I’m about to post our latest list of short sales and REO’s in Incline Village as of December 3, 2011 but want to decipher a few markings to you first.  The (A) after each listing denotes it’s active.  (P) represents listings with a pending offer to be approved by the bank.  When a sale is approved by the bank  it then becomes a contingent sale and the due diligence on the part of the buyer begins.  When the lender issues the approval letter, it will include a closing date that, for the most part, needs to be adhered to unless there are extenuating circumstances. A request for an extension can be done, but the banks don’t encourage this practice.   So all due diligence along with the loan need to be complete so closing can be on or  before the date the bank has designated.  It’s an interesting and sometimes challenging procedure, but with an agent that is tenacious and diligent, most of the time, it can be made to be a smoother process.  It’s all about having  your ducks in a row before contacting the bank either with a short sale request on behalf of the seller or an offer.  If you or anyone  you know are in a situation where you can no longer afford to make your mortgage payments,  there are steps than can be taken to help.  I’ve represented many sellers and buyers in transactions with distressed properties and am SFR….Short Sale, Foreclosure Resource certified.  Please feel free to contact me with any questions you might have.  lindatahoe@sbcglobal.net

The new norm for Realtors working in today’s market is short sales and REO’s,  bank owned properties.  Since the very first short sale I closed over three years ago, one thing remains constant and that’s change.  The rules change everyday….the banks change their rules what seems like daily and on top of all that, every bank has their own rules. ….
