We’re seeing lower interest rates!  Europe going through their own financial crisis…..16 countries in Europe use the Euro as their currency and right now, as you know, Greece is having a financial meltdown effecting all of Europe’s stability.  The USA is benefiting from the lack of confidence in Europe by investors…so I guess we’re the default market for their money.  That is what’s helping with our home loans hitting well below 5%.  A one percent decrease in interest rates translates to a very substantial amount lowering your monthly mortgage payment.

This is the good news……the bad news……it’s still very difficult to qualify for a loan….…harder than it has ever been…..but, if you can get over that hurdle, it’s a great time to either refinance or perhaps buy that second home at Tahoe that’s always been your dream.  You’ll get your dream home at prices we haven’t seen in a decade and you’ll save even more with today’s low interest rates.

Please check out my foreclosure blog for all the new foreclosures, short sales, REO’s in Incline Village, North Lake Tahoe, Truckee, Tahoe City. Although in today’s market, just about all listings are being priced to sell.  We’re seeing price reductions everyday.  Sellers don’t want to go through another summer without selling their homes.  The tone is set for a very vigorous robust market.   Now is the time to move on that dream!

As I look out the window, yet another storm arriving tonight.  Snow again?   What is going on?  Storms have been stacking up one after another for, certainly, the last few months.  The problem, as we see it,  it’s not winter and it’s not summer.  It’s not even spring.   Strange, strange weather.  So waiting to see the sun…our part of the world normally sees the sun over 300 days a year….not this year, of course. 

Fortunately real estate business has been keeping me very busy.  Not much time to think about the weather or the bike rides I’m not able to ride. Properties are getting lots of showings.  It doesn’t appear the tourists are here but whoever is here, seems to be interested in Lake Tahoe real estate.  My take is buyers are beginning to realize properties at the Lake are finally good deals.  Certainly, a large portion of properties are very attractively priced.  We’re seeing price reductions everyday.  Today 590 Pinto court was reduced $300,000 to $2,599,000……this home is lovely…real Tahoe look and feel.   Four bedrooms, four and one half baths in this 4840 sq. ft. home.  Lake and mountain views. 

One of my listings was just reduced to $595,000.  This property begs someone who thinks outside the box.  Each apartment is accessed from the same indoor entrance.  Over than $100,000 in upgrades.  New siding, new windows, new decks, landscaping, rock exterior, new entrance, and the list goes on.   This can be used as a single home….live in one, rent the other or rent both.  This is a duplex with 4 bedrooms 3 baths and a 2 car garage.  It also has a large work room accessed through the garage.  A wood burning fireplace in each apartment and the yard is fenced.  Priced to sell.  CLICK HERE FOR DETAILS ON 1032 WAR BONNET

These are strange times. It’s difficult not to recognize the heartache and pain many people are going though especially when showing property in Reno/Sparks where practically every home has been vacated, often times, leaving many possessions behind.  A full 50% of the Reno properties in escrow are distressed properties. 

While it’s difficult to think of the distress sellers are experiencing; the upside is it’s humming for investors, first time home buyers and anyone looking for a deal.  Congress having extended the timeline on the first time homebuyer credit as well as a credit for those who want to move up in the home market continues to fuel the Reno market especially.

Truckee, CA has distressed properties coming on the market everyday.  We’re seeing short sales and bank owned properties on the North Shore of Lake Tahoe and Incline Village as well.  On the North Shore of Lake Tahoe, a smaller percentage of our listings are distressed properties but still attractively priced.   To bring everyone up to speed here’s a quick, easy explanation of a short sale.  A short sale is primarily a property being offered on the market at a lower dollar amount than is actually owed to the mortgage lender.   In other words, the bank or mortgage holder is willing to accept less than what the property owner owes.   Most of the short sales and foreclosures at the Lake are in the condo  market with homes surfacing a few a week.. Make no mistake, short sales are a  real value in the present real estate market.  I have available every foreclosure and short sale in Incline Village and the North Shore of Lake Tahoe; if that’s where your interest lies,  please contact me. If the property is listed as a REO or banked owned, both are one in the same, bank owned property.  Far easier transaction than a short sale.      In my experience representing buyers and sellers in both REO’s and short sales, the gestation period for a short sale can last up to 4 months while a bank owned can usually close within 30 days.  Cash is King with bank owned. As a buyer, it’s important the offer is strong (verification of funds attached to offer) and as the buyer, you’re intention is to close quickly.  The mortgage holder wants to get this off their books and will consider not only the price but the strength of the seller’s financial situation as well.  As I said, Cash is King with REOs.

On a much, much lighter note…..Tahoe has plenty of snow to get some great skiing in over the holiday.  We are expecting snow within the next 24 hours. Breathtaking!

There are songs that transplant you to a sunny beach somewhere where there are drinks with umbrellas, tanned bodies and the feeling of warm sun on your skin.  The Beach boys come to mind.  All about Surfin in the California sun, Fun, Fun, Fun, Hot fun in Summertime and the list goes on and on.

Another song that gets my summer juices flowing is George Harrison’s "Here Comes The Sun".  Per Wikipedia, George (Clapton) acoustic guitars and wrote "Here Comes the Sun’". The song talks of a long, cold, lonely winter, but here comes the sun! 

Shedding the parkas, the long pants, the sweaters, scarves and hats.  It’s summer and the livin’ is easy comes to mind.  But, oh no, it’s time to shed the LBS too.  Come on, you know you have to do it………..hop on the scale and see what the winter left.  Ah, a few LBS you say.  No worries!  Spring is a time of new beginnings. How fitting that you should begin a new path; one of healthy choices.  Moving the body is much easier when you can go outside, breathe the fresh air, walk the dogs, jog a bit, take a hike, ride a bike.  The list is endless!  Find what excites you and go for it.  Do something everyday!  Your choice lies in what you choose to do, not that you choose to not do it.  If you’ve really vegetated this winter, start slowly and build up both in time and challenges.  Make it easy at first so your not disappointed in your performance.   Make sure you can finish what you start by not setting yourself up for failure.  This coupled with healthy eating choices, (watch the portion control) will get you to where you want to be.  Don’t worry, be happy!   Remember that song by Bobby McFerrin (Who?)

70 YEARS OF COMBINED LIVING AT LAKE TAHOE.  This is an exciting time for Mike Croke and myself.  We’re embarking on a powerful mission to share with our clients our deep understanding of Lake Tahoe and Incline Village.  YES, that would be the same Mike Croke  from Village Ski Loft fame!  At one time or another, anyone and everyone visiting or living in Incline Village has been to the Village Ski Loft and subsequently met Mike. He has, along with his partner Steve Hand,  worked the Loft long and hard, achieving greatness; making the Loft one of the most successful small business enterprises in Incline Village. With a great staff in place, Mike found himself with some free time on his hands. He has decided to use his same level of commitment evidenced by the success of the Loft towards real estate.  He’s bringing to his new enterprise the same level of  dedication, caring and focus that everyone has come to know and appreciate at the Ski Loft.
