A full 50% of the Reno properties in escrow are distressed properties.  Things are humming for investors, first time home buyers and agents alike, if they’re dealing in this segment of the market.  Are we seeing foreclosures and short sales on the North Shore of Lake Tahoe, Truckee,  and Incline Village?  Unlike the Reno area, just a small percentage of properties being sold are distressed properties.   To bring everyone up to speed here’s a quick, easy explanation of a short sale.  A short sale is primarily a property being offered on the market at a lower amount than is actually owed to the mortgage lender.   In other words, the bank or mortgage holder is willing to accept less than what the property owner owes.   Most of the short sales and foreclosures at the Lake are in the condo  market with an occasional home surfacing. Changing gears………this weekend brings the Xterra to Incline Village.  Saturday is the Nevada Xterra with several of my dear friends participating the the triathlon, the 5K as well as the 10K http://www.xterraplanet.com/ Here is the link to all the events.  It will definitely be a fun time for everyone; those participating and those cheering them on.  We’ve been fortunate to have what locals consider to be the “perfect fall”. Cool nights, warm days with plenty of sunshine.  Everyone is hoping for the best this weekend with Xterra in town, but those buss kill weather folks are calling for colder weather and possible precipitation.  We can only hope it won’t be cold enough to snow. 

Last Sunday a group of us went for our Sunday mountain bike ride; part of the same trails the Xterra pros will be on this coming weekend.  In fact, several were checking it out Sunday. For us it was a 5 hour ride from Sheep’s Flat to the Rim Trail, down Tunnel Creek to  the Flume Trail, to Marlette Lake to Spooner Lake.  Breathtaking!   Biking 1,500 feet above the Lake and looking into the clear waters, all shades of blue.  Always, always takes my breath away!   Bruises and all, I can’t wait to do it again.  I’ve included pictures.  Lake in the Sky we love so much; the other, JUST A VERY FEW OF THE VERY MANY ROCKS, we attempted to navigate through on our ride.   We were all like Warriors after a battle, comparing our scraps and bruises.  Loved it, Loved it!  A special thanks to Debbie for taking the photos.  We were poking fun about her picture taking; I yield to the lady with the iphone!
